What is a market-rate rental apartment?

2Life’s market-rate apartments are senior rental apartments that are priced in line with other senior living options with one notable exception: We do not charge an entrance fee. With this private-pay rental option, you simply pay your monthly rent, which varies depending on the size, location, and specific floor plan you choose, as well as whether one or two people will live in the apartment.

Market-rate rental apartments allow a limited number of people who don’t qualify for subsidy, or who have the resources to move in before their waitlist number comes up, to live in our affordable living communities on a private-pay basis. Rentals at 2Life communities are typically a good value compared to other market-rate options.

Who qualifies for a market-rate apartment at 2Life?

2Life’s market-rate rental apartments are available to any adult age 62 and over. This is a simple rental option for those whose income is too high to qualify for a subsidized option or who don’t want to wait for one to become available.

Many seniors qualify for some form of affordable, income-based housing. However, waitlists can be long. A market-rate apartment can be an option for you if you can afford the monthly rent and you’d rather not wait for an income-based apartment to become available. Should you choose this option, you may remain on the income-based waitlist and, when your name comes up, you may move to an income-based apartment.

What’s included with a market-rate apartment at 2Life?

Rent includes most utilities as well as access to all the programs, amenities and support services that make 2Life communities such a popular option for older adults who want to experience the benefits of community living.

Apartment features vary by community but typically include:

  • Full kitchen with quatrz countertops and energy-efficient appliances, including a full-size range, refrigerator and dishwasher
  • Full bathroom with walk-in shower and safety features
  • Water and electricity are included in the rent
  • Security
  • 24-hour emergency response system
  • 24-hour on-site manager
  • All interior and exterior maintenance
  • Laundry area on the floor

Also included are 2Life’s standard programs and amenities such as:

  • Engaging art and cultural programs
  • Lifelong learning opportunities
  • Fitness classes and amenities
  • Spiritual life programs
  • Holiday celebrations
  • Social events
  • Health clinics and multilingual nurses
  • Care coordination services

Three of our communities offer market-rate apartments. At least one applicant must be 62 years of age or older.
